*Our investigations show that most councils do not require DA Approval for a secondary dwelling. In many councils a secondary dwelling under a certain size (e.g. 80sqm) is self assessable meaning that we can work with our private certifiers to get approval to commence building works without a Council Approval. In some councils, buildings under 10sqm (i.e. Sheds) require no approval at all and can actually be constructed without Building Works Approval. Every council is different. You should do your own due diligence in your specific area.
